The door is the unit of work.

A service call is "the third-floor stairwell door is not latching," not "a job for client X." Rundown keeps a record for every opening, and the history, hardware and compliance decisions stay with it.

Openings, devices and checklists are on every plan. Hardware schedule import, the life-safety matrix, permits and service plans start on Pro.

What it does

    An opening record

    Label, location, door and frame type, handing, fire rating, egress role, fail mode, hardware set, controller link, photos and notes.

  • 02

    Devices on the door

    Make, model, serial, install date, warranty, firmware and last service for every device attached to the opening.

    Hardware schedule import

    Paste or upload an architect's hardware schedule as text, PDF, CSV or XLSX. You review a mapping table with a confidence level on each field. Nothing is created until you confirm.

    Life-safety matrix

    Fail-safe or fail-secure, egress, fire alarm release, request-to-exit type, delayed egress and panic hardware for each opening. Rundown warns on combinations like a maglock on an egress door with no fire alarm release.

    Sign-off with revisions

    Export the matrix as PDF or CSV for the architect, security consultant and fire marshal. Capture their signatures. Once approved it is locked, and a change creates a new revision.

  • 06

    Permits and inspections

    Permit records by jurisdiction with status from needed to passed. An inspection is a visit on the calendar, and a failed one produces a deficiency list.

  • 07

    Service plans by opening

    Pick the doors, the task list and the cadence. Visits are generated ahead of time with the checklist attached, including NFPA 80 fire door inspection items.

    Upload the architect's hardware schedule PDF.

    Review the parsed openings, hardware sets and line items, and fix the few fields flagged as low confidence.

    Confirm. Rundown creates 12 openings and an estimate grouped by opening with vendor-matched costs.

    The proposal shows the longest-lead item and the earliest install date. The life-safety matrix exports for the fire marshal.
